So, you’ve been thinking about selling your home, but you’re not sure where to start. Totally understandable. Listing your home is a huge step with a lot of legal details involved. When you list your home with me I promise to go above and beyond to make sure that all of the details are in place to make your experience the best that it can be. 

From pre-listing to the final key exchange I will walk you through every step of the process. That way you can focus on everything else, which is a lot when you’re moving!

I recognize that selling a home can be emotional, especially when you sell the place where you and your loved ones live and created memories in!

Some of the most important work necessary to list a home usually happens before listing day.   

While it may be easier (and admittedly more fun) to focus on the next place you’re buying, it’s important you do everything you can to get the most out of your sale. 

The Home Selling Process

Step #1

I will prepare a current market analysis (CMA) based on recent sales in your area. This will give you a general idea of your home’s current value. The pricing strategy will be based on the CMA coupled with your home’s main features and upgrades.

Step #2

I will come to your home for a personal meeting and a walkthrough to identify your home’s current condition, upgrades, and special features to highlight. I will give you staging advice and ways you can maximize your space. 

Step #3

I will schedule professional photos to make your listing stand out and give you specific advice on what buyers want to see when they arrive at showings. 

Step #4

I will list your home on the multiple listing service (MLS), and local classifieds. I will hold open houses to drive traffic and promote urgency for potential buyers. 

Step #5

I will use effective marketing strategies to get the most exposure. I will watch the progress of your listing, and buyer feedback, and I will continue to watch for new listings and comparable sales in the area. I will communicate with you on a regular basis to keep you updated on the progress of the market and your listing. 

Step #6

I will present offers to you, highlighting the important points in the offer and terms. I will explain the offers clearly and give you options on how you could respond based on your goals. 

Step #7

Once you accept an offer, I will handle all of the contract work. I will explain the legal terms and send the contract to you electronically for signatures. You can always conveniently sign from your phone or your computer. 

Step #8

I will be sure to keep you updated on the buyer’s loan progress as well as inspection and appraisal results. You’ll receive text reminders for all appointments and deadlines. I will work with the Title company to get everything ready for closing day. 

Step #9

I will schedule closing and attend with you to answer any remaining questions. I will also continue to assist you in the process and timing if you are also buying a home while you’re selling.

Your home value is determined by a number of factors such as location, comparable sales, and the home’s current condition. I will prepare a CMA on your home, which together with a walkthrough can help me to give you a good idea of the value of your home. 

This depends on your situation. But, if you are flexible in your timing, and considering the ebbs and flows of the real estate market, typically the “busy season” for real estate is spring/summer. Things slow down a bit for winter. Having said that, if you list your house in the winter you may have less seller competition. Buyers shopping for homes in the winter are usually serious and motivated to move ASAP. 

I will schedule professional photos and drone footage depending on the property location, at my expense. I will conduct a well thought out launch to include a pre-listing sneak peek, open house, and overall presentation. I will also market through paid social medial advertising- Most agents simply post their listings on their social media business pages which does not provide the best reach. Social media requires that you “pay to play”. Thus, I will set up  Facebook and Instagram ads at my cost, targeting buyers who are looking to move to your area. This provides the best reach and exposure to your property!

In Utah, there are Title fees based on the price of the property, closing costs, and realtor fees. It is customary for the seller to cover both sides of the realtor fees (buyer and seller agents). Realtor fees are may vary per brokerage and property. For your convenience, I always include a breakdown of costs with the CMA.

Days on market (DOM) will depend on your area and the price of your home. I will find out the average time it takes to sell a home similar to yours  in your area. It’s important to price the home right from the start. Home that are overpriced are likely to take longer to sell and may require price reductions.  Once your house is under contract it can take anywhere from 3-6 weeks to close depending on the buyer’s financing and terms on the contract.
